By using 4Bids, you agree to the following terms and acknowledge our privacy practices. These terms operate in conjunction with any estate agent’s own website terms, cookie policies, and GDPR compliance documents.

1. No Responsibility for Lost Bids

Neither the agent nor 4Property accepts any responsibility for lost, missed, or failed bids. While efforts are made to ensure the platform operates smoothly, we are not liable for any technical issues or errors that result in missed opportunities, bids not being submitted, or bids being submitted incorrectly.

2. User Verification

All users must complete a verification procedure before placing bids on any property. The verification process requires users to provide identification and supporting documents. For security reasons, bidder details are not stored in the backend of the WordPress website. Instead, all bidder information is collected and securely held by the estate agent in accordance with standard GDPR guidelines. By using 4Bids, users consent to the collection, storage, and processing of their verification details by the agent.

3. Private Treaty and Auction Sales

  • For private treaty sales, vendors are not obliged to accept the highest bid and may negotiate or reject any offer at their discretion.
  • For auction properties, time may be added at the end of the auction to prevent “sniping” and ensure the highest bid is received. All auction-specific legal terms are supplied by the estate agent and must be reviewed by bidders.

4. Bidder Obligations

Bidders are required to:

  • Ensure they have the necessary funds or financing available to complete the purchase if their bid is accepted.
  • Place bids responsibly and in accordance with platform rules.
  • Provide accurate, up-to-date information during registration, verification, and bidding.
  • Understand that failure to comply with obligations may result in bid cancellation or account suspension.

5. Limitation of Liability

4Property and the agent are not responsible for any financial losses or damages arising from the use of the 4Bids platform, including issues with bid submissions, property listings, or legal disputes.

6. Privacy – Information Collected

To participate in 4Bids, the estate agent collects the following information from users:

  • First & Last Name
  • Email Address
  • Proof of address and ID
  • Financial status (e.g., cash buyer, finance approved)

Important: All personal information submitted through 4Bids is collected and securely held by the estate agent, not by 4Property, in compliance with standard GDPR guidelines.

7. How We Use Your Information

The estate agent uses this information to:

  • Verify the accuracy of bids.
  • List properties for sale and facilitate transactions.
  • Inform sellers of bidder financial status to support informed decision-making.
  • Send information on how to place bids and on ancillary services.
  • Maintain internal records.
  • Improve our products and services.
  • Send occasional promotional emails or text messages (you may unsubscribe at any time).
  • Conduct market research and customise website content to user interests.

8. Security and Storage

User information is stored securely and encrypted when transmitted. No credit card details are stored on the platform.

9. Cookies and Browser Information

Cookies may be used to analyse traffic and improve the bidding experience. Users can disable cookies in their browser, but this may limit some functionality.
