# Automated Valuations in Ireland: A Useful Tool, Not a Replacement for the Agent

Automated valuation models, or AVMs, use data and algorithms to estimate what a property is worth. Homeowners increasingly expect an instant online estimate, and many agents use valuation tools to generate leads. Understanding what these tools can and can’t do is now part of the job.

AVMs work best where there is plenty of similar, recent sales data. They struggle where transactions are thin or properties are unusual. One proptech consultancy notes that AVMs tend to perform well at a broad market level but get worse in low-transaction areas, where confidence intervals can widen to plus or minus 15% or more. Irish data adds its own challenges. The Property Price Register records sale prices, but it doesn’t reliably record the details a valuer needs, such as size, condition, BER, layout or extensions. A model can tell that a house on a certain road sold for a certain price, but not whether it had a new kitchen, a north-facing garden or a planning issue. Regional differences are also sharp and shift quickly. In the year to June 2026, Dublin house prices rose 3.9% while apartments outside Dublin rose 10.2%. Agents who use AVMs well are open about them. An online estimate can start a conversation with a potential vendor, but it should be presented as a starting range, not a valuation. The agent’s local knowledge — recent sales that haven’t hit the register yet, buyer demand for a particular estate, the effect of a renovation — is what turns that range into a price the vendor can trust.

Automated valuations are also coming under closer scrutiny across Europe as AI regulation matures. If you use a valuation tool on your website, make sure you understand where its data comes from, how it handles local differences, and what it tells users about its accuracy.

The likely future is not AI replacing the valuer. It is agents using data tools to make better-informed recommendations, faster.
