It’s tempting to think of AI adoption as choosing the right software. In practice, the agencies that get the most from AI are the ones whose data is already in good shape. A tool that drafts descriptions, answers enquiries or matches buyers to properties can only work with the information it is given.

For most Irish agencies, the CRM is the single source of truth. Listings flow from it to your website, to the portals and to property alerts. If the data there is incomplete or inconsistent, every tool downstream inherits the problem.
Start with an audit of your live and recent listings. Are BER ratings recorded in a consistent format, including exemptions and pending ratings? Are Eircodes complete and correct? Are property types, bedrooms, bathrooms and floor areas filled in rather than buried in free text? Are prices and price qualifiers, such as “AMV” or “POA”, entered consistently? Structured, consistent fields are what let AI tools search, compare, summarise and match reliably.
Next, look at your photos and floor plans. Good-quality images, labelled by room, make AI-assisted descriptions, staging and search features far more useful. Then consider your enquiry data. Knowing where leads came from and what happened to them is what allows any system to learn which enquiries matter most.
Finally, set some ground rules before choosing new tools. Decide who reviews AI-generated content before it’s published, how AI-edited images are labelled, and how customer data is handled under GDPR. With EU AI Act transparency duties now in force, a simple written policy is worth having.
