Acquaint CRM is a full property CRM system designed specifically for estate and letting agents.
It brings together sales, lettings, property management, client accounting and compliance into one platform, so your team can run the entire office from a single system.

Acquaint is used by hundreds of offices across Ireland and the UK and is fully aligned with how a modern agency operates – from first enquiry, through viewings and offers, to completion and ongoing management.

We provide a comprehensive support and maintenance service to keep your 4Sites website secure, fast and up to date.

Hosting & Security

  • Managed hosting with SSL certificate
  • Protection against viruses, malware and known vulnerabilities

Property Data Feed Support

  • Support and troubleshooting for property data feeds (e.g. Daft, MyHome or Acquaint-based feeds)
  • If property statuses or listings are not updating correctly, we will investigate and either resolve the issue or liaise with third parties where necessary

Ongoing Maintenance

  • Continuous updates to your WordPress core, SuperNova theme and required plugins to keep your site running optimally
  • Fixing of any bugs or broken functionality that arise in normal use is included at no extra charge

Website Support

  • Our Dublin-based support team is available to assist with issues ranging from simple content updates (e.g. phone numbers, email addresses, staff changes) to more complex queries
  • Agents can use our user-friendly CMS to make many updates independently, with our team there to help where needed

Fair usage

  • Requested amendments, edits and content changes are catered for up to 3 hours’ man-time per quarter on average under fair usage.
  • Full content management and ongoing development contracts can be arranged if you require a higher level of change and update work.
  • This fair usage limit does not apply to essential website maintenance or fixing broken functionality – this work is always included as part of the monthly fee.
  • Implementation of new features, sections and functionality is considered new development work and will be quoted for separately.
  • 4Property’s standard rate for work outside the agreed contract is currently €85/hour.

Client checking responsibilities

  • As set out in our 4Property Terms & Conditions of Service (2026), it is the agent’s responsibility to ensure their website is working correctly on an ongoing basis.
  • We strongly recommend that you test all enquiry forms, property forms and key contact routes at least once per month, and after any major change to your systems or email.
  • Any issues, bugs or suspected faults should be reported without delay by email to help@4property.com.
  • 4Property cannot accept responsibility for missed leads, enquiries, valuation requests or bids where forms or email addresses were not regularly checked and issues were not reported in a timely manner.

While 4Sites works perfectly well on its own, it becomes even more powerful when combined with other 4Property products. You can mix and match as your business grows.

  • The AI assistant can answer common questions, capture contact details and help qualify leads, passing them into your CRM or 4Nurture pipelines.
  • Over time, we can train 4AI using an FAQ and knowledge base drawn from your own content.

Two Ways to Work with 4Market

Option 1 – Outsourced Marketing Programmes (Plans)

Choose one of our three 4Market plans (Essentials, Growth or Full Service).

In effect, this outsources your digital marketing function to 4Property:

  • We handle the campaigns, optimisation, reporting and content
  • You get clear monthly performance updates and a consistent flow of leads

All plan prices are management fees onlyad spend is always separate and paid directly to Google/Meta.


Option 2 – Individual Modules (Menu)

Pick specific items from the 4Market Menu – for example:

For each module you have three ways to work with us:

  1. Setup Only
    • We set up the campaign or asset correctly (tracking, targeting, creative, landing page, etc.).
    • You or your team then manage it yourselves.
    • No monthly management fee from us – you only pay your own ad spend to Google / Meta.
  2. Setup + Ongoing Management
    • We set it up and then manage, optimise and report on it each month.
    • You pay the setup fee + the monthly management fee shown.
    • Ad spend is still separate, paid directly to Google / Meta.
  3. Setup + Training & Handover
    • We set up the campaigns.
    • We then provide a 3-hour online training & handover session (€300 + VAT) so your team can confidently manage the campaigns.
    • After handover there is no monthly management fee from us unless you ask us to re-engage.

How do we manage campaigns?

When you choose ongoing management (either via the Menu or as part of a 4Market plan), our team is actively working on your campaigns every month to improve results over time.

What this typically includes:

  • Continuous monitoring & optimisation
    • Checking performance regularly and making data-driven adjustments.
    • Refining bid strategies, budgets, keywords, audiences and placements (for Display and social).
    • Testing and updating ad creatives, calls-to-action and landing pages where needed.
  • Weekly internal reviews
    • Every week, your campaigns are reviewed by our marketing and management team.
    • We look at lead volume, cost per lead, search terms, audience performance and opportunities to improve.
    • Budget is adjusted where necessary (for example, shifting more into campaigns that generate stronger Vendor and Landlord leads).
  • Monthly reporting to you
    • You receive a clear, plain-English report each month.
    • We highlight: what we ran, how it performed, what we changed, and what we recommend next.
    • Where appropriate, we can also schedule review calls to walk through results and agree on next steps.

In short, our management fees cover far more than just “keeping campaigns switched on” – they cover the ongoing optimisation, testing and decision-making needed to get better quality leads from your ad spend.

4Property – Terms & Conditions of Service (2026)

1. Definitions

In these Terms & Conditions (“Terms”):

1.1 “4Property”, “we”, “us”, “our” means 4Property (trading name of [Legal Entity], registered in Ireland, company number [●]).

1.2 “Client”, “you”, “your” means the company or individual purchasing services from 4Property.

1.3 “Services” means any services supplied by 4Property, including (but not limited to):

  • Web design and development (4Sites),
  • Hosting and maintenance,
  • Digital marketing (4Market),
  • Automation and lead nurturing (4Nurture),
  • AI enquiry tools (4AI),
  • Online valuation tools (4Val),
  • Online bidding tools (4Bids),
  • Acquaint CRM setup, configuration and resale,
  • iPPi access and related consultancy.

1.4 “Proposal” means the written or electronic document issued by 4Property setting out the scope of work, deliverables, timeframe and pricing for specific Services.

1.5 “Agreement” means the contract between 4Property and the Client consisting of these Terms and the applicable Proposal(s), once accepted by the Client in accordance with clause 2.

1.6 “Third-Party Services” means services provided by external suppliers including, but not limited to, hosting providers (e.g. DreamHost, Cloudflare), Acquaint CRM (software provided by Bright Logic Limited), Go High Level (used for 4Nurture), domain registrars, email service providers, Google, Meta (Facebook/Instagram) and other software or tools used in delivering the Services. acquaintcrm.co.uk

1.7 “Acquaint CRM” means the property CRM software and related services provided by Bright Logic Limited, which 4Property resells and configures for Clients but does not own or control.

1.8 “iPPi” means the property data and analytics platform owned by 4Property (or its group), which may be sold or bundled as a standalone product or as part of 4Val and other Services.


2. Basis of Agreement

2.1 These Terms apply to all Services supplied by 4Property unless otherwise agreed in writing. They should be read together with the applicable Proposal.

2.2 A binding Agreement is formed when:

  • (a) you confirm acceptance of a Proposal by email or other written confirmation; or
  • (b) you instruct us in writing to proceed with the Services; or
  • (c) you pay any deposit or first monthly fee relating to the Services.

2.3 By proceeding to pay any deposit or first monthly fee, you are deemed to have accepted both the Proposal and these Terms in full.

2.4 If there is any conflict between these Terms and the Proposal, the Proposal takes precedence for that specific project.

2.5 We may update these Terms from time to time. Updated Terms will apply to new Proposals issued after the date of change.


3. Scope of Services

3.1 The scope of Services is defined in the Proposal. Any work outside that scope will be treated as additional services and may be quoted and charged separately.

3.2 Unless expressly stated in the Proposal, Services do not include:

  • Legal, tax or regulatory advice;
  • Detailed PSRA or GDPR compliance audits;
  • Complex data migration beyond what is explicitly described;
  • Copywriting beyond agreed page/content counts;
  • On-site IT support at your premises.

3.3 For digital marketing (4Market), automation (4Nurture), 4AI, 4Val, 4Bids, iPPi and Acquaint CRM, all examples of campaigns, funnels, templates and content in the Proposal are illustrative. The final configuration may vary based on performance, platform changes or best practice at the time of implementation.


4. Client Responsibilities

4.1 You agree to:

  • Provide all necessary information, content, branding assets, access credentials and approvals in a timely manner.
  • Ensure all content you supply (text, images, video, data) complies with applicable laws and regulations, including the PSRA Code of Practice, GDPR and advertising standards.
  • Ensure that property details (including BER ratings, prices, descriptions and licensing details) are accurate and up to date.
  • Obtain any necessary consents, licences or permissions for third-party materials you provide.

4.2 Where 4Property provides template content, example wording or sample disclaimers, you remain responsible for ensuring that such content is appropriate for your business and compliant with your PSRA, legal, regulatory and professional obligations.

4.3 You are responsible for the security of your own systems, passwords, staff access and local devices.

4.4 Website forms, 4Val, 4AI and enquiry testing
It is the Client’s ongoing responsibility to ensure that all key aspects of their website and connected tools are working correctly, including but not limited to:

  • Website contact forms and enquiry forms,
  • 4Val valuation forms,
  • 4AI and live chat widgets,
  • Newsletter sign-ups and other lead capture mechanisms,
  • Any enquiry routes tied into 4Bids, 4Nurture, Acquaint CRM or iPPi.

We strongly recommend that you test all enquiry emails and forms on your site at least once per month.

Any issues, bugs or suspected faults must be reported without delay by email to help@4property.com. 4Property will not be responsible or liable for any loss of leads, valuation requests, bids, enquiries or business arising from:

  • Issues that were not reported to us,
  • Issues discovered long after they first occurred, or
  • Changes made by the Client or third parties (including IT providers, staff or other suppliers).

5. Fees, Invoicing & Payment

5.1 Fees are as outlined in the Proposal and/or pricing schedule (e.g. 4Sites, 4Market, 4Nurture, 4Val, 4AI, Acquaint, iPPi). All prices are exclusive of VAT, which will be added at the applicable rate.

5.2 Project / setup fees (e.g. for 4Sites development, 4AI setup, 4Nurture setup, 4Val implementation, Acquaint installation) are typically invoiced as follows unless stated otherwise in the Proposal:

  • 50% deposit on acceptance of the Proposal;
  • 50% on substantial completion / pre-launch.

5.3 Ongoing monthly fees (e.g. hosting, 4Market retainers, 4Nurture subscriptions, 4Val, 4AI, Acquaint licences, iPPi subscriptions) are invoiced monthly in advance and payable by direct debit or bank transfer, unless otherwise agreed.

5.4 Payment terms are 14 days from invoice date unless otherwise agreed in writing.

5.5 If any amount is not paid by the due date, we may:

  • Suspend or limit some or all Services (including hosting, marketing, access to tools, or support) until payment is received;
  • Charge interest on overdue amounts at the standard statutory rate in Ireland; and/or
  • Recover reasonable costs of chasing payment.

5.6 Discounts (e.g. 4Sites Value Packages, 4Market package savings, bundle discounts on 4Val/4AI/4Nurture) only apply where all related Services remain active and paid. If a component is cancelled or downgraded, we reserve the right to revert pricing to the applicable standard rate.


6. Timelines & Delays

6.1 We will use reasonable endeavours to meet any timelines agreed in the Proposal, but dates are estimates, not guarantees.

6.2 If you are delayed in providing content, approvals, access or input, this may delay delivery. We are not responsible for delays caused by Client actions or inaction, Third-Party Services, or factors outside our reasonable control (e.g. platform outages, network or power issues, major changes by Google/Meta, etc.).

6.3 In the case of website projects, if a project becomes inactive for more than 60 days due to lack of Client input, we reserve the right to:

  • Invoice for work completed to date; and/or
  • Re-quote or reschedule the remaining work when you are ready to proceed.

7. Hosting, Third-Party & Platform Services

7.1 For hosting and infrastructure, 4Property may use third-party providers such as DreamHost, Cloudflare and other reputable suppliers.

7.2 4Property also resells and configures Acquaint CRM for Clients. While we provide implementation, support and training in Ireland, the underlying software, hosting and infrastructure for Acquaint CRM is operated and controlled by Bright Logic Limited in the UK. acquaintcrm.co.uk

7.3 While iPPi is owned by 4Property (or its group), it may rely on third-party data sources, APIs, portals and other external systems which are outside our direct control.

7.4 Whilst we only work with providers that offer strong uptime and reliability, no hosting or software provider can guarantee 100% uptime. Scheduled maintenance, unexpected outages or network issues may occur.

7.5 4Property will not be liable for:

  • Downtime or service interruptions caused by hosting providers, domain registrars, DNS, Cloudflare, Acquaint CRM, iPPi data providers or other Third-Party Services;
  • Portal or platform issues (e.g. Daft, MyHome, Rightmove, PropertyPal, Google, Meta) that affect feeds, uploads, ads or reporting;
  • Changes made by the Client, their staff or other suppliers;
  • Force majeure events (see clause 16).

7.6 For Acquaint CRM, iPPi, Go High Level (used in 4Nurture) and any other Third-Party Services, you acknowledge that:

  • You may be required to accept the vendor’s own licence terms, privacy policy and contractual conditions;
  • 4Property is not responsible for any changes to pricing, licensing, features, availability or performance of these third-party platforms;
  • 4Property’s role is to configure, support and integrate these tools as described, not to guarantee their operation beyond reasonable control.

Your use of Acquaint CRM and any other such Third-Party Services is in addition to, not instead of, their own vendor terms.


8. 4Sites, 4Market, 4Nurture, 4Val, 4AI, 4Bids, iPPi & Acquaint Performance

8.1 Digital marketing (4Market), automation (4Nurture), valuation tools (4Val), AI (4AI), online bidding (4Bids), iPPi and Acquaint CRM all involve external factors: competition, market conditions, platform algorithms, portal behaviour, user behaviour and economic conditions.

8.2 While we work to best practice and will use reasonable skill and care, 4Property does not guarantee:

  • A specific number of leads, enquiries, valuations, bids, instructions or sales;
  • Particular search engine rankings;
  • Specific cost-per-lead, cost-per-click or ROI metrics;
  • Conversion rates or engagement levels;
  • Continuity or availability of any Third-Party Service or portal.

8.3 We will provide reporting and recommendations and may adjust campaigns, funnels and messaging over time. It is your responsibility to ensure your internal processes (e.g. answering calls, following up leads, booking valuations, progressing bids in 4Bids, using Acquaint CRM correctly) support these efforts.


9. Data Protection & GDPR

9.1 Both parties agree to comply with applicable data protection laws, including the EU/UK GDPR where relevant.

9.2 In most cases:

  • You are the Data Controller for personal data collected via your website, 4Val, 4AI, 4Nurture, 4Market campaigns, 4Bids, Acquaint CRM, and iPPi exports;
  • 4Property acts as a Data Processor, processing personal data on your behalf for the purpose of delivering the Services.

9.3 We will:

  • Process personal data only on your documented instructions;
  • Implement reasonable technical and organisational measures to protect personal data;
  • Ensure staff handling personal data are bound by confidentiality obligations;
  • Assist you, where reasonable, with data subject requests and data protection impact assessments, taking into account the nature of processing and the Services provided.

9.4 You are responsible for:

  • Ensuring you have a valid legal basis (e.g. consent, legitimate interest) for processing personal data;
  • Providing appropriate privacy notices on your website, portals and communications;
  • Configuring your own CRM (including Acquaint), 4Nurture, 4AI, 4Val, 4Bids and internal systems in line with GDPR.

9.5 If you require a formal Data Processing Agreement (DPA), we can supply one on request or sign your standard DPA, subject to review.


10. Intellectual Property

10.1 Website & design work (4Sites, 4Design assets)

  • Upon full payment of all project fees, you receive a non-exclusive licence to use the final website design, templates and page layouts for your own business.
  • 4Property retains ownership of any underlying frameworks, libraries, internal tools, templates and know-how used in building the site.

10.2 Content

  • You retain ownership of all text, images, logos and branding you provide to us.
  • Where 4Property creates bespoke content (copy, graphics, video, etc.) specifically for you and you have paid all related fees, you receive a licence to use that content for your own business.

10.3 Third-Party IP

  • Any third-party fonts, stock images, plugins or software are subject to their own licences. We will not transfer any rights that we are not permitted to transfer.

10.4 Software & Platforms

  • For 4Nurture, 4AI, 4Val, 4Bids, iPPi and other software-based solutions, you receive access rights under a subscription model; you do not acquire ownership of the software or platforms themselves.
  • Acquaint CRM remains the intellectual property of Bright Logic Limited; your rights to use Acquaint are governed by their licence terms as well as this Agreement.

11. Confidentiality

11.1 Both parties agree to keep confidential all non-public business, technical or commercial information obtained from the other party in connection with the Agreement.

11.2 These obligations do not apply to information that is or becomes public (other than through breach), is already known to the receiving party, or is independently developed without reference to the confidential information.


12. Support & Maintenance

12.1 For 4Sites hosting & maintenance, 4Nurture, 4Val, 4AI, 4Bids, iPPi and 4Market, the Proposal will set out the level of ongoing support included (e.g. email support, minor content changes, response times).

12.2 Work outside the included support scope (such as major redesigns, additional integrations, new features, or emergency work caused by Client changes) may be chargeable at our then-current rates.

12.3 Issues relating to Third-Party Services (including Acquaint CRM, portals, ad platforms and data providers) may take longer to resolve and are subject to the provider’s own response times and SLAs.

12.4 Reporting issues
All support queries, bug reports and issues relating to your website, 4Sites, 4Val, 4AI, 4Bids, 4Nurture, iPPi or any related Services must be reported by email to help@4property.com. 4Property will not be responsible for any loss arising from issues that are not reported to this address, or which are reported significantly after the issue first arose.


13. Term & Termination

13.1 The Agreement for project work (e.g. a 4Sites build) continues until the Services in the Proposal are delivered and all fees paid.

13.2 Ongoing Services (e.g. hosting, 4Market, 4Nurture subscriptions, 4Val, 4AI, 4Bids, Acquaint, iPPi) continue on a rolling monthly basis, subject to any minimum term specified (e.g. 6-month commitment for 4Market packages).

13.3 Either party may terminate ongoing Services:

  • (a) By giving 30 days’ written notice after any minimum term; or
  • (b) Immediately, if the other party commits a material breach and fails to remedy it within 30 days of written notice; or
  • (c) Immediately, if the other party becomes insolvent, enters liquidation or similar proceedings.

13.4 On termination:

  • All unpaid invoices become immediately due;
  • Access to hosted systems, 4Nurture, 4Val, 4AI, 4Bids, iPPi and related tools may be withdrawn once outstanding balances are settled;
  • We can provide a reasonable export of your core data (e.g. leads, contacts) upon request, subject to any platform limitations and reasonable charges.

14. Limitation of Liability

14.1 Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be limited under Irish law.

14.2 To the fullest extent permitted by law, 4Property shall not be liable for:

  • Loss of profits, revenue, business, goodwill or anticipated savings;
  • Loss or corruption of data where reasonable backups are in place;
  • Loss of leads, enquiries, valuations or bids resulting from:
    • Website, email or form issues that were not reported to us promptly,
    • Misconfiguration or changes made by the Client or third parties,
    • Outages or issues in 4Bids, 4Val, 4AI, 4Nurture, iPPi, Acquaint CRM or other platforms;
  • Inability to conduct business, process transactions or manage properties due to temporary or extended unavailability of:
    • Acquaint CRM,
    • iPPi or other data providers,
    • 4Sites, 4Bids, 4Val, 4AI, 4Nurture or 4Market services,
    • Hosting, portal feeds, DNS, email or other Third-Party Services;
  • Any indirect or consequential loss.

14.3 Save for clause 14.1, 4Property’s total aggregate liability arising out of or in connection with the Agreement (whether in contract, tort or otherwise) shall be limited to the total fees paid by you to 4Property in the 12 months immediately preceding the event giving rise to the claim.


15. Indemnity

15.1 You agree to indemnify and hold harmless 4Property against any claims, losses, damages, costs or expenses arising from:

  • Content, data or materials supplied by you;
  • Your breach of these Terms or applicable law;
  • Any misuse of the Services by you or your staff.

16. Force Majeure

16.1 Neither party shall be liable for any delay or failure to perform obligations under the Agreement if such delay or failure is due to events beyond their reasonable control, including but not limited to acts of God, war, terrorism, civil unrest, industrial disputes, failures of utility services, local power surges or outages, major internet or cloud provider outages, or changes in law or regulation.


17. Non-Solicitation

17.1 During the term of the Agreement and for 12 months afterwards, you agree not to knowingly solicit for employment any key 4Property staff who have been directly involved in delivering the Services, without our prior written consent.


18. Governing Law & Jurisdiction

18.1 These Terms and the Agreement are governed by the laws of Ireland.

18.2 The parties agree to submit to the exclusive jurisdiction of the Irish courts in relation to any dispute arising out of or in connection with the Agreement.


19. General

19.1 If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

19.2 You may not assign or transfer your rights or obligations under the Agreement without our prior written consent. We may assign or subcontract parts of the Services to trusted partners, provided this does not reduce the level of service to you.

19.3 Any notices under the Agreement shall be in writing and sent by email or post to the contacts specified in the Proposal or otherwise notified in writing.
